If My Listing Expires Can I List With Another Realtor? | REALTOR ...

Q: House is currently listed with Contingent SI designation. Long drawn out process with a demanding buyer and unforseen issues with inspections. At this point not sure if this contract will go through.

My listing expires in 3 days and all inspections will not be completed by then. Home is currently listed with a ?team? of realtors, of which we are not happy with main team member, who we had done previous business with, and who thought would be representing us ? not the case. She of course has been non-existent yet her name is on the listing and sign out front she has done nothing. but that?s another story for another time ??

Anyway ? if my listing expires before we have the house go to pending ? what action can I take to list with another more reliable agent who will finish the job?

A: In this state, if you are under contract with a buyer, you are not able to seek another agents help. You need to complete the transaction with the existing agent, because should you use another agent, they would expect to be paid at closing ? do you want to owe an additional commission?

A: If you have already signed and accepted an offer from a buyer and are currently in escrow, there may not be much you can do in terms of relisting the house with a new agent. Especially if you?ve already committed to working with the current contract in writing.

However, if you don?t have any written offers in contract and you haven?t signed anything, then let the current Listing Agreement expire with the existing agency. You?re free to relist your house with another agent AFTER that expiration date.
