6 Questions Landlords And Property Managers Should Have ...

Prospective tenants are going to have questions they need answered before they are ready to sign a lease on a rental property. Making sure you have the answers for them at the time they ask will help these prospective tenants feel assured that they know what to expect when renting from you.

Below are 6 common questions that prospective tenants will ask, so it is best to have the answers prepared:

1: How are maintenance issues handled??Typically an answer to this question will depend on your situation. If you are managing the property yourself, you should explain that if maintenance is needed the tenant should call you and you will send your handyman to the property to repair it.

2: How many people have lived here??You should answer this question honestly. If crime is a problem near your rental, or your rental property has had many maintenance issues causing tenants to leave, you should disclose this.

3: What is your policy on upgrades??Landlords will make upgrades to the property as needed, such as new carpet or paint. You should advise how you handle upgrades. Maybe you replace the carpet every 3 years, but you repaint the rental each time a new tenant moves in.

?4: Is extermination offered??As the landlord explain if you have a company spray the house each year for this, if not explain you will offer to handle this right away if the situation arises.

5: What are the utility expenses like??Besides paying rent, the tenants are going to likely be responsible for the utilities while living there. Being able to provide tenants a good estimate of the utilities helps them decide whether or not they can afford your rental property.

?6: Are there any special rules??Sometimes tenants may not read through the lease in its entirety. If you as the landlord have special rules in the lease that are not standard, advise this to potential tenants right away so it can help them decide if these rules will or won?t make it possible to live in your rental.
